20. We have windows! . .  

We went to the GarageDominium on June 3 to check progress.  Contractor are installing windows.  The installers were almost finished when we arrived.  Unfortunately, we found that two of the windows have broken glass and one of the windows has a damaged sash.  Also one of the garage dormer windows is missing.  The cornice crew started installing the stucco boards on the exterior. 

The site work is looking a lot better with the area in front of the garage having a nice slope instead of a rock wall.  Some grading and filling has been done in the back to bring the yard up to the level of the house and the shed.  We still need lot of site work to assure proper drainage, but it is getting better.  I didn’t see evidence of much other work.

U.W. has also been trying to decide on cabinet stain color.  We know what we want, but it is hard to pick a stain without seeing it on the actual lumber.  So, she gave the cabinet maker some color choices and asked him to make up some samples.

On June 6 I met with the Aprilaire factory representatives and the HVAC contractor, Airtron, at the GarageDominium.  They agreed that the inlet of the dehumidifier was not set up correctly.  It needs an 8190 FF ventilator kit.  In fact, we discovered that the installed E100 dehumidifier was not the correct model.  We need the E100V for easy installation of the 8190 FF ventilator kit.  The HVAC contractor will install the E100V with the 8190 FF kit.   Using this unit, they will duct the fresh air directly to the Dehumidifier.  They will also attach a duct from the return plenum to the dehumidifier. 

The control system will modulate between the fresh air and return air ducts based on outdoor air temperature and demand.  We decided to keep the dehumidifier outlet connected to the A/C supply plenum.  Based on the duct design, both Airtron and Aprilaire said the dehumidifier will not have any problem with the supply pressure.  As for controls both recommended using the local controls on the dehumidifier rather than connecting it to the smart thermostat.

Another thing the Airtron representative noticed was that we need some jumper ducts in the spare bedrooms.  These jumper ducts will simply vent air from the room to the hallway.  This eliminates any pressure difference when closing the doors.  This will prevent doors from slamming when the A/C is on and will help air to get to the return duct more easily.

I also did a walk through with the low voltage contractor, Dominion Design and Integration. We confirmed locations of wireless access points, speaker jacks, smoke and carbon dioxide detectors, security system keypads, and security cameras.  They will start doing their wiring soon.

Turnkey and I were walking around, checking out the window installation and found the missing garage dormer window.  We don’t know why they didn’t install it.  The window looks fine.  It is a relief that we won’t need to order that window and wait for a long delivery.  They just need to install it.
